Hamilton Estate is situated on the Caribbean west coast of Antigua, a ten-minute drive to the capital St John's and twenty-minutes from the airport. Jolly Beach is just a few hundred yards away; a long sweep of soft white sand and turquoise sea fringed by palm trees and with a backdrop of scenic hills and peaks. Antigua boasts 365 beaches and many superb examples are within easy reach of Hamilton Estate.
The
entrance to Jolly Harbour Marina and resort is also just a few minutes walk from
Hamilton Estate. This extensive complex offers the largest and finest marina in
the Caribbean and superb recreation facilities.
A fine 18-hole golf course and a sports centre with swimming pool, tennis
courts, and a squash court cater for the actively minded, whilst the commercial
centre has a wide range of shops, restaurants, bars, and a supermarket to
sustain the needs for everyday living. The Grand Princess Casino has its own
bars, nightclub and spa roof terrace and features regular live shows. For all
its many amenities, Jolly Harbour remains a sophisticated and tranquil setting
to while away the holiday hours.
Hamilton Estate stands on a peaceful hillside a few hundred yards back from the delightful sweep of Jolly Beach and a short walk from the entrance to Jolly Harbour Marina and Resort. Access to the beach is through an attractive nature reserve that borders the site to the front directly across the coast road. Four villas are being constructed over the course of the next year or so, the second of which, "Coco House", is being retained by the proprietors for their own use.
This villa has picturesque views towards Jolly Harbour and the crystal clear waters of the Caribbean Sea to the front and forested hills to the side and rear. Coco House is towards the back of the development with the best coastal views.

A
gated private access road leads from the coast road to the entrance of each
property, opening to a parking area for two vehicles. The gardens will be
landscaped with ground cover and a selection of exotic tropical trees and flora.
Perimeter fencing and a separate gated entrance will provide the villa with
additional privacy and security.
The veranda takes full advantage of the commanding views of the gorgeous tropical sunsets and the cooling trade winds which provide natural air-conditioning. The external living areas of the villa are not overlooked by its neighbours, ensuring a high degree of personal privacy.
The Villa
Coco House
is designed for al fresco living with extensive verandas and decks that extend
the internal spaces outwards. All principal rooms open on to covered external
areas, creating an ambiguous edge between the inside and outside - so suited to
well-adjusted tropical living. Large glass sliding doors connect the bedroom
areas to the pool deck, whilst the wide swing-back doors of the living areas can
be secured open to take full advantage of the cooling breezes and glorious
sunshine.

The three double bedrooms are all en-suite and include sliding mirror-door
wardrobes. The half-tiled bathrooms feature American Standard fittings with
bathtub and shower, water-saver toilet, vanity unit with wash basin,
wall-mirror, and the normal accessories such as towel rails and soap dishes. The
master bedroom has an additional wardrobe, and the villa will be fitted with an
extra large storage unit that is lockable and can be retained
for each owner's personal belongings. The glass sliding doors of the master
bedroom open directly on to the pool veranda whilst the two guest bedrooms open
to a corridor with a glass sliding wall also accessing the pool veranda. There
is also a utility room off this corridor that has plumbing for a washing machine
and includes an additional WC, washbasin and a lockable storeroom.

The main living area features glass doors to three sides, providing access to
all veranda areas and unrestricted scenic views. The kitchen area is
fully-fitted with a range of base and wall units and includes a stove with oven
and hob, and an American style refrigerator. The kitchen also has double door
access to the dining veranda. Internal floors and the floor of the pool veranda
are covered with ceramic tiles whilst the pool surround and the living and
dining verandas are finished in wooden decking. Ceiling fans are fitted
throughout, both internally and externally, and air conditioning units are
fitted in all of the bedrooms. Additional units can be fitted on request.
A high level of specification will apply to all building materials and internal
fittings. Coco House will also have a larger pool, its own electricity generator
and other upgraded specification over the the other three villas. be fitted with
, and each owner will be free to select the colour and style of many of the
finishing materials and will be able to upgrade and personalise certain fittings
as optional extras.

The boat.
The
owners of Coco House will also share ownership of a sailing yacht. Exact choice
and specification of the boat will be determined jointly by the co-owners, but a
Bavaria 42, Beneteau Cyclades or similar is anticipated. The accommodation on
this type of boat is optimised to provide excellent day-sailing. While providing
good facilities for overnight cruises, the "shore base" of Coco House enables
cabin space to be given a lower priority compared to day facilities. It is
expected that maintenance costs of the boat will be largely if not entirely
covered by charters which have already been organised through the
developer's associated holiday company utilising a local professional skipper.
